TIMELINE: Construction is anticipated to begin later this year (2022).

BACKGROUND: The project is part of the city’s overall effort to enhance its western gateway and tie quality of place to economic and workforce growth. The 34-acre, mixed-use Midland Pointe development will catalyze development at the intersection of two major roadways on the western side of the city and along the Midland Trace Trail. Midland Pointe brings immediate density and energy, connecting the trail to an eclectic mix of commercial, residential and green space. Midland Pointe also achieves the desired outcomes of the 2020 Noblesville Comprehensive Plan by creating mixed development nodes that offer convenient shopping and dining, and enhance multi-use transportation options, including pedestrian connectivity to the nearby trail system.

TYPE: Mixed-use development

  • The proposal includes 40,000 square feet of high-quality commercial/retail space that will leverage the visibility and proximity to State Road 32 and the Midland Trace Trail. The plan includes a variety of commercial uses including a Crew Car Wash, fuel station, bank, and in-line retail. A restaurant with outdoor dining is suggested at the eastern edge for access to the Midland Trace Trail.
  • The southern portion of the development along the Midland Trace Trail will include stacked flats and townhomes.
  • Midland Pointe will provide a trail spur available for public use off the Midland Trace Trail, marked by a trail head and augmented by several art pieces along the length of the development. The Midland Pointe spur will include an event lawn space, a pond overlook and lead to “The Grove,” a central park-like amenity intended to serve as an amenity to the residents and engage the Midland Trace Trail with the commercial options proposed with the development.

DEVELOPER: This is a partnership between Secure Holdings, LLC and Old Town Companies, LLC.

ESTIMATED COST: $72 million

    LOCATION: The 34-acre development is proposed at the southeast corner of State Road 32 and Hazel Dell Parkway.
