Today, the Noblesville Common Council unanimously approved a $250 million mixed-use development project, Morse Village. The LOR Corporation development covers 175 acres, featuring 30,000 sq ft of commercial space and local restaurants at 206th and Hague Road, including a new roundabout at that intersection. Construction is expected to begin Spring 2025.

The community will be the enhanced entry to Morse Reservoir, offering 250 high-end single-family homes, 150 townhomes and condos, and 250 multi-family homes. The development will complement the existing area amenities, including Morse Reservoir, golf courses, parks, trails, and green spaces. Through this development, the City of Noblesville continues its commitment to building trails and enhancing connectivity for residents and visitors.

“Morse Village will serve as a gateway to Morse Reservoir, and Noblesville is fortunate to have such an asset in our city. This development will further strengthen our dedication to trails, quality of place, and community," said Noblesville Mayor Chris Jensen. "The Morse Village project will boost the existing amenities in this area while bringing new residential and commercial opportunities. I look forward to the positive impact this development will have on the City of Noblesville.”

"The Morse Village development will make use of existing amenities on the northwest side of Noblesville while offering new opportunities to enhance greenspace, trails, and housing," said Noblesville Common Council President Darren Peterson. "This development will offer a dynamic living experience with access to one of Noblesville's greatest assets, Morse Reservoir."

A planned amenity on the property will include a preservation park area with eagle watching and an educational plaza highlighting the eagles on the property. Including 30 acres of dedicated green space, this development will have over six miles of trails and sidewalks planned, while connecting to existing amenities in the area.

“We could not be more excited about this project. It has been a pleasure to work closely with Noblesville leadership to help ensure this project aligns with Mayor Jensen’s vision and benefits this entire area. This project will be transformative and will create a new area in Noblesville that will be highly sought after by residents and businesses. Our goal is to positively transform northwest Noblesville,” said Adam Hill, LOR Corp. President & CEO.

“This development will offer amazing natural amenities that simply do not exist elsewhere.  Noblesville may be the only city in all of Hamilton County to offer exceptional features like a 1,500+ acre recreational lake alongside a bald eagle's nest. This incredibly unique setting makes it the ideal location for an extraordinary, amenity-rich, master-planned community,” said Phil Sundling, LOR Corp. VP of Development.
